• Confirm the plot lies inside the notified Dholera SIR and carries clear, marketable title (sale deed, 7/12 extract, 30-year encumbrance certificate).
• Get the price in writing; broker per-unit prices are not reliable.
• Shagun Builders is not on the current DSDA member list; verify company registration independently.
