Dholera plot price: how it is quoted, and how to verify
Every second Dholera site prints a confident price per square yard. We do not, and here is the honest reason: reliable per-unit Dholera plot prices are not publicly sourced. Broker figures contradict each other. What we can do is explain how pricing works and how to verify a quote.
How plots are quoted
Developed plots are usually quoted per square yard or per square foot; raw or agricultural land per bigha or per acre. Useful fixed conversions: 1 acre = 4,840 sq yd = 43,560 sq ft; 1 sq yd = 9 sq ft. A bigha in Gujarat is commonly around 2,500 sq yd but is not standardised, so always confirm the exact area locally.
What actually moves the price
- Proximity to the Activation Area (the phase-1 zone).
- TP-scheme status and whether a Final Plot (FP) number is allotted.
- Non-Agricultural (N.A.) status.
- Proximity to the airport, the expressway, the central spine road and the coming rail.
How to verify a price quote
Get the quote in writing, tied to a specific FP number and plot. Confirm N.A. status and clear title. Check GUJRERA where it applies. Compare the same developer's quote against a second developer for a comparable plot. Our developer list and ratings help you shortlist who to ask.
FAQ
What is the plot price in Dholera?
Reliable per-unit Dholera plot prices are not publicly sourced; broker figures conflict. Prices depend on proximity to the Activation Area, TP-scheme and Final Plot status, N.A. status and infrastructure. Always get a written, plot-specific quote and verify title.
Is Dholera land a good investment?
Dholera has real anchors (the Tata semiconductor fab under construction, ~300 MW solar operational, the expressway open) but appreciation is not guaranteed and land acquisition was historically litigated. Verify each plot and treat assured-return claims as marketing.
