Dholera SIR, and why so many builders are here
Dholera SIR (Special Investment Region), marketed as Dholera Smart City, is the flagship greenfield node of the Delhi-Mumbai Industrial Corridor. Its scale is why the register runs to 137 entities.
The basics
- Legal basis: Gujarat Special Investment Region Act, 2009.
- ~920 sq km planned; ~580 developable, ~422 urban; phased over roughly 30 years.
- ~100 km south-west of Ahmedabad on the Gulf of Khambhat coast, in Dholera taluka (22 villages).
- Built by DICDL (Gujarat 51% / Centre 49%), planned by DSIRDA, part of NICDC.
- Phase-1 is TP1 + TP2 (~153 sq km); the Activation Area (~22.5 sq km) is the plug-and-play demo zone.
Why the builder rush
The anchors are real and dated: a Rs 91,000 cr Tata semiconductor fab under construction, ~300 MW solar operational, the expressway open since March 2026, an airport near completion and rail approved. Real infrastructure plus large developable land is what pulled 83 developers into the market, which is exactly why an honest, verified register matters.
